House Trim Painting Policy

Painting Contractor paints the exterior trim on all dwelling units and the swimming pool pump house and cabana every six (6) years in accordance with the Willowbrook Paint Schedule.

All houses have an earth tone color and this color scheme is one that the Homes Association wants to maintain throughout Willowbrook. Any change in the existing color scheme must be approved by the architecture committee.

If one has a question or problem concerning paint operations, please contact the Paint Committee Chairperson. If he/she cannot solve your problem or answer your question, he/she will contact the Painting Contractor  and then get back to you. The Paint Committee Chairperson and members of the Board of Directors are the only Willowbook points of contact with Painting Contractor.

The Contractor shall paint the exterior wood trim including all exterior windows (except for replacement windows that do not need painted), entry doors, garage doors (except those with baked on paint), and all gutters and downspouts. The painting of gutters and downspouts will be at the option of 
the homeowner. [Many homes have had their gutters and downspouts and garage doors replaced with ones that come with baked on paint. Many homes have had windows replaced that come with non-paintable trim.]

Contractor and WB HOA Paint Chairman will inspect surfaces to be painted and if deficiencies are noted, Contractor shall provide the homeowner with an estimate to replace or repair any rotted wood or other damage. Homeowner is responsible to accept or reject the estimate and to pay the Contractor for any repair work done by the Contractor. Homeowners may also fix the damage themselves or hire another contractor to do the repair work. If repairs by the homeowner or their contractor are insufficient, homeowner will provide a signed waiver acknowledging deficiencies for trim painting. The Contractor shall not paint over rotting wood.

Power wash all surfaces to be painted using mildewcide where needed to remove mildew, fungus and accumulated dirt.

Scrape off all loose paint; sand and prime bare surfaces and scraped areas as needed to provide a smooth surface for painting.

Remove and replace all loose or cracked caulk and caulk all joints with materials specified below to insure a tight seal.

Nail or screw all loose boards with hot-dipped galvanized nails or screws of proper size. Countersink the nails or screws, caulk over them and smooth so the caulk is flush with the board.

Sand smooth all bare wood, then prime with high quality 100% acrylic bonding primer and allow to dry. Use the recommended waiting period of the paint manufacturer before the final coat paint is applied.

Remove and replace all loose caulk around doors, windows and any horizontal or vertical cracks or any area where penetrations have been made through the EIFS siding. Use sealants recommended by EIFS suppliers suitable for use with EIFS, such as Dow Corning 790 caulk. Apply the caulk after the wood is painted. Paint will not adhere to the EIFS caulk. Caulk color shall match trim paint or be as selected by the homeowner.

Use a silicone paintable caulk where wood surfaces are not adjacent to EIFS siding.

Scrape and remove all rust spots and prime the spots before painting wrought iron window well fences and iron ladders. Apply Sherwin Williams "Fast Clad" industrial enamel or WB HOA approved equal to wrought iron.

Apply Behr Premium Plus Ultra paint to trim.

Front doors shall be painted if homeowner supplies different color paint or if door is to be painted with the trim color paint.

Clean all windows that have residual paint spots.

This contract does not include any painting, staining, cleaning or waterproofing of any decks or porches.

All homeowners shall be given at least a half-gallon of trim paint when the Contractor has completed each individual home.
