Architecture Policy

The provisions of the architecture policies and procedures are governed by Article IV of the Willowbrook Covenants.

All plans and specifications for new construction, exterior additions, and alterations to structural features showing the nature, kind, shape, height, materials and location of the same and/or any other proposed form of change must be submitted in writing, using the Architectural Change Request Form, to the Architecture Control Committee designated by the Association's Board for approval.

All new construction, exterior additions, and alterations to structural features shall not be commenced, erected, or maintained upon one’s property unless it is in conformity with the restrictions contained in Article IV of the covenants.

The decisions of the Board of Directors of the Association shall be final except that any Owner who is aggrieved by any action or forbearance from action by the Architecture Control Committee (designee of the Board of Directors) may appeal the decision to the Board of Directors and, upon request, shall be entitled to a hearing before the entire Board of Directors of the Association.

The most common requests to the architectural committee for changes to Willowbrook dwellings have been for the following:

  • Decks
    Decks shall be constructed with wood which if treated with a penetrating wood stain or comparable product; the color shall be approved by the Association. The Owner of the Dwelling Unit shall be responsible for maintenance of all decks, provided, however, that in the event the Owner or Member does not maintain the same, the Board of Directors of the Association, after reasonable notice to the Owner, may undertake such maintenance and charge the Owner of the Dwelling Unit for the same.
  • Fences
    Privacy Fences may only be constructed a maximum of eighteen feet (18’) out from the rear of the Dwelling Unit, shall not extend beyond the sides of the Dwelling Unit, and shall not exceed six feet (6’) in height. Fencing material shall be either wood of a species that is resistant to the weather (i.e. Cedar, Redwood), or wrought iron. Wood material shall be finished on both sides with a finish material and color approved by the Architectural Control Committee. Wrought iron material shall have a rust resistant black finish. All fencing shall require the approval of the Architectural Control Committee prior to starting any work. The resident shall be responsible to obtain approvals and permits as required by the City of Overland Park, Kansas. The Board of Directors of the Willowbrook Homeowners Association shall require any member not complying with this policy to remove fencing constructed in violation of these provisions.
  • Storm doors
    Storm doors on all Dwelling Units shall be full view aluminum storm doors or alternative storm doors as may be approved by the Board of Directors of the Association.
  • Garage doors
    Garage Door replacements should be solid standard steel garage doors, manufactured with galvanized steel, that offer reliability, style and safety. As governed by the architecture committee and approved by the board of directors, new garage doors should have no windows so as to conform to the existing aesthetics of the subdivision. Solid garage doors are manufactured with numerous options such energy savings, insulation and unique panel design.
  • Roofs
    Before selecting a new roof please view the guidelines and restrictions in the Willowbrook Roofing Policy.  Submit the Architecture Change Request Form to the Architecture Control Committee Chairperson indicating that you want to replace your roof.  List the manufacturer of the roofing material to be used, the product brand name and color as approved by the board.

All plans and specifications for new construction, exterior additions, alterations to structural features and replacement items must be submitted in writing to the architectural committee designated by the Homeowner Association's Board for approval.  Please use the Architectural Change Request Form which can be downloaded here.

Upon receipt of two copies of your request, the architectural committee will act in a timely fashion to expedite your request. One copy is for you and the second copy is for our records.
